Application Process

To submit an application, kindly get in touch with us, and we’ll provide you with a step-by-step process. The application fee is $40 per adult, that is, anyone over the age of 18 years old who will be living in the home. Each adult would need to complete a separate application.

All application fees are nonrefundable. The application fee must be either in money order or cashier’s check; no personal checks or cash.

Application Criteria for Approval

Income Qualification

  • Applicants must have a gross income of three times the amount of the rental per month.

Criminal Background

  • We will be checking for violent behaviors, felonies, and all court records. Any of these that are listed on your background report will result in an automatic denial.

Rental Verification

  • References from the previous landlord will be required as well as a letter from the utility company verifying that the balance has been paid. If there has been any NSF or Rule to Vacate, the application will be denied.

Documents To Be Submitted With the Application(s)

  • Letter from current employer (including contact person and phone number on company letterhead)
  • W-2 file
  • Pay stub for 1 month
  • Proof of income frequency (weekly, biweekly, or monthly)
  • Driver’s license for all adults or picture ID
  • Reference from previous landlord and copy of payment history
  • Proof of renter’s insurance naming Martins Property Management of South Carolina, LLC as another insured

Approved Application(s)


Once your application has been approved, you will be notified by a phone call or email. The applicant(s) will have 48 hours to pay the security deposit and 1st-month rent for the property that you selected.

All security deposit or prepaid rent must be in cashier’s check made out to: Martins Property Management of South Carolina, LLC Trust. Approved applicant(s) must call to schedule an appointment within 48 hours to sign necessary paperwork and inspections before moving into your new home.

Pet Policy

The pet policy will vary. It will depend on the owner of the property to decide whether or not pets will be allowed. If pets are allowed, there will be a nonrefundable pet fee of $250.
